  • FEMA-rated safe roomReinforced interior shelter, standard on every model. Engineered for the worst day.
  • Partial Rough In for electrical and plumbingConduit, outlet boxes, and electric panel installed in factory. Plumbing mixing valves installed in factory panels at primary locations. Final wiring and plumbing connections by your local trades.
  • Permit-ready engineering and drawingsPE-stamped structural plans, elevations, panel schedule, and renderings showing your selected finishes.
  • Interior FinishesLVP flooring, tile for bathrooms, solid wood cabinetry, quartz countertops, Bosch appliance package, Swiss Madison sanitary fixtures, lighting fixtures, Bosch high-efficiency heat pump HVAC, Rheem Proterra hybrid hot water tank, drywall, insulation, 8' interior doors, closet build outs, trim and more.

  • Land and site workLot, survey, clearing, grading, drainage, and landscaping.
  • Concrete FoundationSlab, pier, or stem-wall concrete work. Lumee ships PE-stamped foundation drawings and anchor bolt template; your GC executes.
  • Utility connectionsWater, sewer or septic, gas, and electrical service from the source to the home.
  • MEP completionFinal wiring, plumbing connections, HVAC line sets, drain lines and installation, and local inspections by your trades.
  • Permits & AHJ reviewLocal permitting, inspections, and approval with your jurisdiction.
  • Site assemblyPanel installation and on-site finish work by your GC or builder crew.
